PROPERTY COMMITTEE REPORT 1994-1995 by David S. Lawyer During this one year period, some progress was made in catching up with deferred maintenance. About half of the damaged window sills have been repaired. However there are about a hundred other items which remain to be done. See David Lawyer for a detailed list of these along with rough estimates of the time and material cost. The heavy rainfall revealed numerous water leaks, the worst of which was water from the neighbor's parking lot to the north flooding the ground floor of Henry House. Thanks to Jim Stiver, a retaining curb and drain has been installed to divert the water. Water leaking in around the windows of the minister's study resulted in fallen plaster from the kitchen ceiling. Cracks near the west facade (Jesus window) resulted in water leaking into the upstairs choir room. David Lawyer has been putting caulk (5 tubes used so far) in these cracks while hanging from a rope. Most of the work has been done by just a few people: David Lawyer, Ward Rogers, Jim Stiver, and Nancy Palmer. With more people, much more could be accomplished. Besides physical work, there is much work needed on tasks such as sorting out "junk", finding parts, evaluating estimates, etc. Some of the other work done on the church include: Repairing broken chairs and banquet tables; Installing new (but short) stairway railings to make the building more accessible; Repairing the parking lot display case (including electric wiring); Replacing a light fixture in the projection booth; Reinstalling a hot water check valve in basement; Anchoring the main electrical switchboard to a wall; Varnishing the fireside room door; Painting the tops of kitchen cabinets; Replacing obsolete electric receptacles; Connecting a thermal overload relay for the sanctuary blower motor; Buying an 8 ft. stepladder; Installing kickdown door stops; Replacing a bearing of the Throop Hall blower; Tracing & documenting the control wiring for heating-ventilation; Repairing the microwave oven; Replacing fuses & obtaining spares; Making the Throop Hall thermostat adjustable; Getting a toilet tank top; Installing drip flashing on E windows of the minister's study; Renailing about 40 loose shingles on the roofs; Painting the interior of some roof gutters to stop rust; Building a small dam in the patio to prevent crawl space flooding; Patching a patio wall and concrete bench; Scraping old finish off the floor of the office hall; Putting a Throop Hall door back on its hinges; Installing insulation on the hot water pipe under the building to provide hotter water for the dishwasher. Ward Roger's apartment has been refurbished: A new carpet was installed and other repairs were performed by a contractor with Ward checking the work. Some of the window sills of the apartments were repaired and painted by work parties but more need doing. David Lawyer fixed a couple of plumbing problems in one apartment. Over 100 pages of property documentation exist on David Lawyer's computer (Unix --not IBM-PC or Mac compatible). Copies of all of these files are available on 5 1/4" floppy disks either in DOS format (the long Unix file names get truncated) or in Unix Tar format. Some of the major projects remaining include the repaving of the parking lot, a better PA system, window sills, a new roof on the top of the tower, refinishing the floor of Throop hall & stage, and obtaining & installing a large outdoor sign for Throop Church.
