HENRY HOUSE: (all upstairs) From blueprints: (excluding breezeway & stairwells but includes all walls) N. Area 48' x 29.5' = 1416 square ft. S Room (12' x 35' 2" = 422 less restroom 6' x 8' = 48) = 374 sq ft. Total upstairs (less breezeway restrooms) = 1416 + 374 = 1790 sq. ft. Total upstairs (less restroom over stairwell) = total downstairs 1790 + 48 = 1838 sq. ft. (Note that the 2nd upstairs restroom extends out from the building and is over the stairwell) PAST RENTS: in 1991 Cal-Pec (per 1990-1 Annual Report) paid $21,324. (shown as projected) or $1,777/mo. Cal-Pec left about fall 1991 & John Alle listed property at $1.15/sq-ft (but later reduced it). Also for 1991-2 $15,993 was projected for 9 mo. which is also $1,777/mo. Thus Cal-Pec paid about $1/sq-ft. CURRENT RENTS: (1995 & 1996) S. Rm: $268/mo. => $.71/sq-ft (LA Funeral Society) N. Area $750/mo => $.53/sq-ft. N. Area (rental of 2 rooms = 916 sq-ft => $.76/sq-ft. PROJECTED RENTS: 1800 x $.80 = $1440/mo ($422 more than we get now). We should also charge for utilities. Dan Alle says we should get this (plus utilities) for it & that it is a class C building and "rough". (Note: Since this was written the parking lot was resurfaced so rental rates should now be higher, say $.90/sq-ft.) Interior DIMENSIONS per tape measure: NW room is 155" x 211" + 23" x48" (doorway space) = 176 sq-ft W room (next to NW room) is 158" long of which 66" is 117" wide, 39" is 121" wide, 53" is 146" wide = 140 sq-ft N reception room is 139" x 187" = 181 sq-ft. Above 3 total almost 500 sq-ft. Other rooms measured by secretary Marion 1993?. CUSTODIAL COSTS: When the upstairs was rented to the Korean Presbyterians in late 1994, it was decided to pay the custodian 3 hrs. per week more for cleaning/supplying the restrooms. This amount of time is likely much more than it actually takes. This costs about $120/mo. UTILITY COSTS: We supply free utility service to Henry House. The upstairs (except for the S. room) is on our private meter so we could charge them but Ward "negotiated" with the Korean Presbyterians and they (obviously) didn't want to pay for the electricity so we are not charging them. In 1993 the electricity usage per our private meter was about 2000 kwh/mo or about $200/mo. Dan Alle handled our rental. The Pasadena Star News charges about $50/wk for a 3 line ad. The LA Times ads list only a few (or no) office space rentals for Pasadena and thus the Star News may be a better (and likely cheaper place to list in).
