done DONE: REPAIRS & IMPROVEMENTS (by David Lawyer) 1993-1996 DL = David Lawyer Time is total time including time to find and buy parts. (See MAIN LIST heading on next page.) SPRINKLER REPAIRS done by David S. Lawyer In the summer of 1993 many parts of the lawn turned brown and I investigated the causes and repaired much of it. There were many reasons why the lawns was not being uniformly watered. The gardener made a few repairs but he should not have allowed the situation to deteriorate so badly in the first place. * symbols were done Aug. 1993 (Due to heavy rains, some grass was still green then). # symbols done June 1994 Examples: * => all fixed *3 => 3 of them fixed. 1.*The automatic sprinkler system (which waters automatically at preset times) was not working. The water filter for the control water was clogged and the exterior shutoff valve for this water was nearly shut off and restricting flow. Four Moody sprinkler valves outside had leaky o-rings (located in the center holes of the diaphragms). These leaks simulated diaphragm leaks but it turned out that all diaphragms were OK. A few valves had leaky stem-packing o-rings. 2.*1 #9 Several sprinkler heads are too low (below the turf). Water accumulates on top of them and prevents them from spraying. 3.*Seven sprinklers were found buried under up to one inch of dirt. This apparently happened due to neglect in keeping Bermuda grass from covering them up. Then since the heads were likely already below the turf level, dirt fell in on them. I had difficulty finding some of them. While buried, most of them put out no water since they were fully clogged up. 4.*Two riser pipe nipples were broken off at the tee underground but leaked no water and were thus difficult to locate. These were both in the S. side garden and originally had risers sticking up about a foot above ground. The reason they broke off is that the pipe corroded and then a final push from someone's foot (or the like) toppled them over. 5.*Many of the sprinkler heads were partially clogged up, resulting in both low flow and an uneven distribution of water. Three were fully clogged (but not buried). 6.*Two underground horizontal pipes were clogged. Pounding on one and using a snake improved the situation but it is still partially clogged there. Both have enough capacity to do their jobs but may clog up again sometime in the future. 7.*2 #3 A few sprinkler heads were of the wrong type such as 1/4 heads where 1/2 heads should have been used. 8.*2 #2 A few pop-up sprinklers were leaking badly around the pop-up seal. 9.*Three unions between the valves and vacuum breakers had broken washers and leaked badly. 10.*One vacuum breaker had a broken washer on its float and leaked badly. 11.*One sprinkler head was broken off resulting in a geyser. 13.*One disk holder inside a valve was broken, and another broke when the the valve was turned off too hard by the custodian. (Both myself and the custodian did not know that turning off valves hard might damage them.) Temporarily fixed using flat washers & later replaced with 3 new holders (another found damaged). New holders cost almost $8 @ list but I am trying to get them cheaper but no luck. 14.#Replace leaking drain cock at Los Robles valve. Cosmetic Sprinkler Work: Some rusted piping was painted silver.
